Industrial business premises at a prime location in Ipswich have been sold by Ray White Commercial twice in four months.

The property at 264 Brisbane Street, West Ipswich, sold at auction in November by Ray White Commercial’s Damian McMahon at an above reserve price of $786,000.

After paying a 10 per cent deposit, the purchaser did not complete the sale and the 1500 sqm property was put back on the market by Mr McMahon and another auction booked and a new marketing campaign launched.

But Mr McMahon sold the property again to local air conditioning company GT Air prior to auction this month for the same price.

“It was disappointing for the vendor that the initial sale fell through but there was plenty of interest in the property because of the location and what it had to offer,” Mr McMahon said.

The property includes two warehouses of concrete block and iron construction. The larger building is 505 sqm and has Pedders Suspension as a long term tenant.

Mr McMahon said GT Air, Ipswich’s largest air conditioning company which specialises in selling and installing Daikin systems, plans to occupy the smaller 173 sqm warehouse at the rear of the property.

“The new owner has found ideal premises to locate their business in a prominent location close to the Ipswich CBD,” he said.

“They have also acquired a property that is good investment and achieving satisfactory returns.

“In the long term, there is also potential for redevelopment at this location.”

Mr McMahon said there was plenty of interest in retail and industrial properties in Ipswich and in the Brisbane western corridor.

“We have a lot of potential buyers looking to purchase properties similar to this particular Brisbane Street site,” he said.
