“There are two buildings on the property which are both fully insulated and ready for food preparation,” he said.

“The total building area is 525 sqm and this includes five cool rooms and two freezers.

“There are also two offices, a kitchen and a warehouse area with easy access for delivery vehicles and plenty of room for parking.”

Mr Hoskings said the marketing campaign for the property also involves Ray White Commercial sales agent Marcus Knapp as well as David C Smith and Paul Gaughan of Ray White Commercial Maroochydore.

“We have Ray White Commercial’s head office in Brisbane and the Maroochydore, Sunshine Coast, office working together in the campaign at both a national and a local level,” Mr Hoskings said.

Mr Gaughan said the premises provided a tremendous opportunity for either an owner-occupier looking to operate an export food processing enterprise or possibly an investor seeking a major food industry tenant.

“The building is accredited with a European Union (EU) approval,” he said.

“It’s compliant with the United States Department of Heath and Human Services Food and Drug Administration and the Australian Quarantine and Inspection Services.

“The building also has Woolworths Quality Assurance food processing accreditation and is accredited with the Export Registered Establishment and Hazard Analysis and Critical Control Point.

“These accreditations are a great attribute to the building and a major benefit to any prospective buyer.”

Mr Gaughan said 17 Production Ave is a highly attractive standalone property with close proximity to Nicklin Way and the proposed Multi Modal Transport Corridor.

Tenders for the property close on April 6.
